BLVD Heights is a stylish, residential led, mixed use development. The twin 45 and 51 storey towers are located on Mohammed bin Rashid Boulevard in Dubai. The podium accommodates a variety of retail units whilst upper levels include luxury apartments.
A key objective for the MEP systems design is to achieve low energy consumption through the holistic design of building form, envelope and systems. The design is being developed utilising BIM LOD 300, ensuring a high level of coordination amongst the whole project team. This is crucial to ensure floor to ceiling heights are maximised, given the stipulated 3400mm slab to slab heights.
Cooling demands form a major part of the energy consumption. Advanced thermal modelling is being used to assess peak cooling loads within individual residential apartments as well as peak simultaneous loads across floors and buildings and test different façade options.
Linear feature lighting will provide accent to the towers and podium during the evening. Approximately 9km of LED batten are set into an architectural detail to conceal the light source. There is further LED based lighting to the ‘crowns’ of each tower. External lighting elements are controlled via a dedicated computer based system to ensure maximum control of light output / energy management.
